Building refurbishment company in Mallorca

Restore what makes your property special. Resolve its deterioration and gain comfort with work designed around what already exists.

Conservation has a future

A property with history.
More life ahead.

A deteriorating façade, a roof that lets water in or a house that has lost comfort needs more than a facelift. At Tramuntana Projects we connect technical review with construction to decide where to intervene, what to keep and in what order to act.

  • 01

    Keep what adds value

Stone, joinery or unique elements: assess their condition before replacing them.

  • 02

    Improve at the source

Check the causes of deterioration before choosing finishes or treatments.

  • 03

    Organise the work

Define priorities, access and phases according to how the house or building is used.

Possibilities for your property

Character is kept.
Life is renewed.

A better-prepared first conversation

Prepare the visit to your property

Tell us what you’ve noticed. We’ll help you organise the information worth gathering, without assuming the cause or the solution.

What you can prepare now

  • General photos and details of the affected areas, only from a safe spot.
  • When what you’ve noticed appears and whether it has changed.
  • Plans, reports or information on previous work, if you already have them.

If you suspect a risk of falling material or instability, stay out of the area and request an on-site assessment. Don’t go near it to take photos.

I’d rather tell you about my case directly →

avoids going back.

Not all work carries the same weight. The visit lets us distinguish what needs attention, what improves comfort and what can be organised in another phase.

  1. 01

    Understand the condition

Review the affected areas and the available documentation. If checks are missing, define them before settling on a solution.

  2. 02

    Define the work

Relate repairs, protection against water and comfort improvements. Agree line items, responsibilities and pending decisions.

  3. 03

    Coordinate the build

Plan access, protection, shutdowns and supplies. Record changes that arise when working on existing buildings.

  4. 04

    Review the result

Check the contracted work, resolve snagging and gather the documentation for the work carried out.

A well-defined investment

How much does it cost
to refurbish your property?

A façade and a whole country house can’t be priced at the same rate per square metre. The cost depends on what is affected, its condition, the means of access and the scope of the restoration.

The first assessment should help you understand what you’re investing in and what is still to be checked, not just give you a figure.

Before deciding

Questions about refurbishment.

What is the difference between refurbishing and renovating?

Refurbishment focuses on restoring or improving the condition of an existing building: conservation, protection, safety or comfort. A renovation usually responds to changes in layout, fittings or how spaces are used. They can coincide in the same project; what matters is defining what your property needs.

Can you work on just part of the building?

Yes, a defined piece of work can be assessed, such as a roof or a façade. First, its relationship with other elements needs checking so the source of the problem isn’t left unaddressed. Phases are agreed when it’s feasible to separate them.

Do you work with communities of owners?

We can assess specific refurbishment work on buildings and communal elements. It helps to have a single contact, the scope to be studied and any available reports. This service is not a regular maintenance contract for the community.

Is a design or permit needed to refurbish?

It depends on the work, the property and the procedure in its municipality. The building’s protection status also needs reviewing. Before construction, the documentation and procedures for the case must be defined, as well as who takes them on.

What do you need for a first enquiry?

Municipality, type of property, affected areas and photos taken from a safe spot. Add whether it’s occupied and whether you have plans or reports. The visit preparation tool generates a list tailored to what you’ve noticed and a summary you can take to your enquiry.
