Façade refurbishment in Mallorca

Restore the look of your property and fix what paint can’t hide. We study the damage, define the work and coordinate its execution.

Beyond the finish

A well-kept façade.
A well-resolved intervention.

A crack that keeps coming back, a deteriorated balcony or render that is coming away needs more than a change of colour. At Tramuntana Projects we approach refurbishment from the condition of the building: what to repair, what to keep and how to protect the whole.

We work with owners and communities of owners in Palma and across Mallorca. Architecture and construction are coordinated so you can decide with an understandable scope, defined materials and a schedule that takes into account the people living inside.

Ideas for your façade

Restore its presence.
Take care of every junction.

Two proposals to explore how finishes, balconies and trim details change the look of a property.

Balconies, rhythm.
And a unified look.

A proposal that brings together balcony fronts, railings and render to restore the reading of the building, without turning each repair into a visible patch.

Lime and stone.
Mediterranean character.

A façade where the eaves, the openings and the transition between materials are part of the proposal. The finish complements the house rather than disguising it.

The scope of your project

What does
your façade need?

Façade repair can be localised or part of a full refurbishment. The solution is chosen after studying the substrate and the source of the deterioration.

01 / REPAIR

Cracks, render and spalling

We define the affected areas and the checks needed before cleaning back and rebuilding the render. A surface crack and damage affecting a load-bearing element are not treated the same way.

The key question: is the cause being corrected, or just the symptom covered up?

02 / RESTORE

Balconies, cornices and trims

We study edges, sills, joints and junctions with windows and doors. If exposed reinforcement, corrosion or loose pieces appear, the scope must be technically defined before closing the finish.

The key question: which elements are included and how will they be measured?

03 / RENEW

Finishes and original character

Restoring stone, marès sandstone or lime façades requires treatments compatible with what exists. Agreeing texture and colour samples helps decide before working on the whole surface.

The key question: what is kept and what will the finished surface look like?

Are pieces falling or is there immediate risk?

Don’t go near or climb up to take photos. Move away from the exposed area and call the emergency services if there is immediate danger. This form does not handle emergencies.

The work is lived inside too

Refurbish the outside.
Organise daily life.

Access, protection and the sequence of works affect both the budget and the disruption. We define them before starting.

01

How each area is reached

Scaffolding, a platform or rope access are not interchangeable options. We assess which method allows each repair to be carried out and checked safely, depending on height, scope and access.

02

How use is protected

Entrances, windows, terraces and walkways need specific planning. In buildings with a community of owners, we agree how phases and temporary restrictions are communicated with the project contact.

03

What is checked before closing up

Repaired substrate, junctions, fixings and finish samples. Reviewing what will later be covered lets questions be resolved while they can still be acted on.

The price of refurbishing a façade

Square metres guide.
Scope decides.

There is no single price for renovating a façade in Palma or Mallorca. These market ranges help distinguish types of work, not calculate a full refurbishment by multiplying square metres.

Single-coat render

€30–70 /m²

Reference for the continuous render. It is not equivalent to rebuilding balconies, repairing structure or resolving any existing damage.

Junctions and trims

Depends
on scope

Joints, sills, plinths and junctions with the roof are reviewed and priced according to their condition and the work required.

Deep damage or unique elements

First,
assess the condition.

A cornice, a balcony or a protected façade may need specific measurements and solutions, not a rate per square metre.

Guide ranges, not Tramuntana rates or final amounts including tax. The quote should clarify prior repairs, means of access, waste, fees, charges and VAT, avoiding counting items twice. The area is that of the façade worked on, not the interior square metres of the home.

Decide with a clear scope

Compare what each quote includes.

Do you have a façade refurbishment proposal? Review eight line items and take away the questions still to be resolved. If you have two, check their differences before comparing the totals.

Don’t compare only the final figure

Ask for the quote to detail measurements, cleaning back and repairs, the finishing system, means of access, protection, waste, documentation and conditions. Two amounts are not comparable if they correspond to different work.

Also check what is excluded, what will be measured during the work and how additional work would be approved.

Ask about my façade
Each problem, its own solution

Resolve before
refinishing.

New render and waterproofing do different jobs. We review the substrate, junctions and exposure of the façade to define what needs repair and how to protect it against water.

If the water comes from a roof, a terrace or a point other than the façade, that should be resolved before choosing the paint. The choice starts from the problem and the building, not from applying the same system in every case.

Questions about
your refurbishment.

Do you refurbish façades of houses and apartment buildings?

Yes. We carry out refurbishment work on both detached houses and buildings with a community of owners, in Palma and across Mallorca. In an occupied building, the proposal must cover access, protection, communication with residents and work phases. We’re talking about a specific project, not a regular maintenance service.

When is painting enough and when is refurbishment needed?

Paint renews a finish on a suitable substrate. If there is spalling, recurring cracks, deteriorated elements or water ingress, those conditions must be studied and resolved before painting. Photos help prepare the visit, but on their own they cannot confirm the cause or the safety of the façade.

Do I need a design, a permit or a scaffolding licence?

It depends on the scope, the location and the protection status of the property. In Palma, some work only requires prior notification and some needs a permit and technical documentation. Occupying the public highway has its own procedure. Before scheduling the work, we define what applies in your case; design and fees are not assumed to be included in every quote.

How long does it take and can we keep using the building?

A localised repair and work on every elevation of a building have different schedules. Preparation and permits need to be separated from the construction timeframe, taking into account access, repairs, drying times and weather. Use can continue in some cases, with temporary restrictions that need to be agreed; it can’t be guaranteed without assessing the work.

Can a façade be refurbished without scaffolding?

For certain work, another means of access may be viable. It isn’t decided on price alone: geometry, protection, duration and the ability to carry out and check the work all matter. The right method is defined for each project, without promising rope access as a universal solution.

What do you need to prepare a quote?

Municipality, type of property, general photos taken from a safe spot, approximate height and a description of what you want to resolve. Add existing plans, measurements or reports if you have them. If you already have an offer, the scope comparison tool helps you organise your questions before getting in touch, without sending documents or personal data.
