Refurbishment of old houses in Mallorca

The house you inherited. The country home you dreamed of. We restore its character and adapt it to the way you live, with coordinated architecture and construction.

Restoring to live in

Still itself.
Finally yours.

A marès sandstone arch, exposed beams or the floor in the entrance may be the reason you chose that house. Refurbishing it isn’t about keeping everything or starting from scratch: it’s about deciding what deserves to stay and what needs to change.

At Tramuntana Projects we study the existing house, its condition and your priorities. Layout, services and the restoration of materials are planned together so the house gains light and comfort without losing its identity.

Ideas for your refurbishment

The difference lies
in what you keep.

Two proposals to explore materials, routes through the house and ways of restoring a traditional home.

The arch and the encaustic tile floor organise the entrance. Light from the patio draws you through without erasing the pieces that make it special.

Illustrative proposals; they are not completed projects.

The starting point matters

Town house.
Rural estate.

They share materials and history, but not all their constraints. That’s why the first visit has to look beyond the interior.

Refurbishing town houses

In a terraced house, what matters is the light reaching the back, the patio, the stairs and the relationship with neighbouring houses. We also study site access and elements that may be protected.

Priority: improving life within the existing space.

Refurbishing rural estates

On a traditional estate, the house, roof, land and supplies have to be considered together. Access, drainage and planning status can affect both the scope and the logistics.

Priority: defining a feasible intervention before deciding on extensions or new uses.

We work in Palma and across Mallorca. An old house is not necessarily a protected building: we check the specific case without assuming they all have the same restrictions.

From construction to detail

What is restored.
What is transformed.

Refurbishing a Mallorcan house combines conservation and improvement. These decisions are resolved together, not as isolated line items.

Structure and roof

We review walls, floor structures, beams and roof junctions. The condition of each element determines whether it can be kept, needs reinforcing or must be replaced. Before opening a new opening, we check how the whole works.

Stone, marès and lime

Cleaning, repointing and finishes are chosen according to the substrate and its exposure. A stain alone doesn’t explain where damp comes from: solving it requires identifying the cause before choosing the finish.

Comfort and daily life

We integrate services, insulation and ventilation with the layout. We study where the new services will run so that a chase, a duct or a level change doesn’t spoil an element you wanted to keep.

Before transforming

Your conservation map.

Explore the house element by element. Mark what you’d like to keep and prepare the questions worth resolving before deciding on the work.

Start with what already has value

Make a list of the floors, joinery, walls or beams you’d like to keep. Gather general photos, details visible from a safe spot and plans or reports if you already have them. If there is damp or you don’t know the condition of the structure, mention it before agreeing finishes or removals.

This preparation does not replace a review of the property or determine what can be done.

Refurbishment cost

Before choosing finishes,
understand the investment.

Square metres give a guide. The condition of the house and what you want to restore explain why two homes of the same size can have very different budgets.

Initial market reference

€1,800–3,500 /m²

Indicative range for full refurbishments of country houses involving structure, roof and services. Specialist restoration and high-end finishes may exceed it.

This is not a fixed rate or a total cost ready to multiply. The quote for your house must define the area worked on, taxes, fees, charges, outdoor works and exclusions.

What can change the budget

What needs repairing
Floor structures, roof, foundations or damp that need preliminary checks.
What you want to keep
Salvaging and relaying a floor, restoring joinery or working a piece by hand.
How the work reaches the house
Narrow access, transport, material storage, protection and availability of supplies.
What is not yet known
Provisional items and identified contingencies, with an agreed process for approving changes.
An order that avoids redoing work

First understand.
Then intervene.

Architecture, site direction and construction are coordinated according to your engagement. The quote identifies which services and documentation you are contracting.

  1. Get to know the house

Visit, existing documentation, construction condition and priorities for use and conservation.

  2. Define the scope

Solutions, necessary checks, applicable permits and an itemised quote.

  3. Coordinate the work

Protection of elements, phased work and review of changes before carrying them out.

  4. Review the handover

Check of the contracted work and care guidelines for the restored materials.

Before taking the step

Questions about
your old house.

Is refurbishing an old house the same as renovating it?

A renovation may only need to update the layout, services and finishes. Refurbishment also involves restoring the building and its existing elements. If your home doesn’t need that conservation work, you can explore our chalet and villa renovations.

Can I keep the beams, floors and shutters?

Their condition and how they fit with the new needs are studied. Sometimes they can be restored in place; other times they need dismantling, protection or partial replacement. For a structural element, appearance isn’t enough to decide: the solution depends on the technical assessment.

Can a country house on rural land or a protected house be refurbished?

The status of the building, the planning rules and the applicable protections must be checked before defining the work. Refurbishing what exists does not in itself authorise an extension, a pool or a change of use. The scope and procedures are determined for that property, not by a general rule.

How long does it take and can it be done in phases?

The schedule separates checks and definition, permits and construction. Phased work can be viable if its dependencies are resolved: for example, it isn’t wise to finish a wall finish before dealing with water ingress. If you need to keep using part of the house, we study that from the start.

I’m thinking of buying a house to refurbish. When should I contact you?

Before committing to an investment based only on photos or the price per square metre. We can assess with you the scope of the refurbishment you’re considering and define what information and checks are needed before pricing the work.

What do you need for a first assessment?

The municipality, general photos and photos of the elements to restore, plans or approximate measurements if you have them, and an idea of how you want to use the house. Our conservation map helps you organise those priorities and take the summary to Contact.
