Roof refurbishment in Mallorca

Restore your home’s protection without losing its character. We study the repair or renewal of your roof and coordinate the work, from a country house with traditional tiles to the flat roof of an apartment building.

A scope that makes sense

Keep what works.
Fix what doesn’t.

A leak, a few damaged tiles and a damaged structure don’t call for the same work. Before stripping the whole roof, it’s worth knowing where the problem is and which elements can be kept.

At Tramuntana Projects we combine architecture and construction to refurbish and renew roofs in Palma and across Mallorca. The proposal starts from the actual condition of the property, how you want to use it and a clear measurement.

Finish, protection and use are designed together. This concept explores a calm, accessible roof terrace with material continuity and discreet junctions.

Three different interventions

Repair, retile
or renew?

The scope is decided after reviewing the roof. These differences help you understand a proposal and compare equivalent quotes.

01 / Localised work

Repair an area

Working on a defined area of damage, such as a ridge or part of the covering, when the rest can be kept.

It isn’t always priced per m²: access and mobilisation can weigh more than the area.
02 / Covering elements

Retile

Relaying or replacing damaged tiles and reviewing their junctions. Salvaging tiles has to be distinguished from extensive replacement.

Changing tiles does not mean renewing the layers underneath or repairing the structure.
03 / Whole-roof intervention

Renew the roof

Rethinking the solution when deterioration affects several layers or the aim is to improve the whole. It may require stripping and more extensive work.

The need to work on beams or slabs is checked; it is not assumed to be included.
Area and scope before a figure

Prepare the renewal
of your roof.

Calculate an approximate area and prepare the questions for your enquiry. Cost ranges only apply to retiling and extensive renewal of pitched roofs; not to localised repairs or flat roofs.

Roof area is not the same as the home’s floor area. If you know the horizontal projection and a uniform pitch, the approximate area is projection / cosine of the angle. If you don’t have that information, there’s no need to climb onto the roof: we can start with an enquiry.

Indicative references for Spain, 2026, for pitched roofs: partial repair €50–100/m²; retiling €60–120/m²; extensive renewal €70–300/m², and it may be higher. A localised repair requires assessing the work and its mobilisation, not multiplying square metres. We don’t apply these rates to flat roofs. They are not Tramuntana prices or specific to Mallorca; taxes and inclusions vary, and structure, asbestos and extras are not priced.

Assess my roof
Every roof has its own logic

Traditional tiles.
Contemporary roof terrace.

Shape, exposure and use matter as much as the finish. We choose the solution based on the building, not on a material that suits everything.

Roofs of houses and country estates

We study tiles, substrate, ridges, eaves and junctions with chimneys. Pitch and exposure determine overlaps and fixings.

In an old house, inspecting the timber or substrate helps separate the covering work from a structural intervention.

Roof terraces of homes and buildings

We review falls, outlets, parapets and continuity of the waterproofing. The finish must suit the intended use.

A technical roof doesn’t become a terrace just by laying paving. The conditions of the property and the feasibility of the new use are studied first.

Explanatory drawings, not construction details. Thermal insulation and waterproofing do different jobs: how they combine is defined for each roof.

Putting the figures in context

How much does it cost
to refurbish a roof?

As a planning guide we use €60–120/m² for retiling and a wide band of €70–300/m² or more for renewal, based on roof replacement and construction references. It is not equivalent to a full structural refurbishment.

For a partial repair there are references of €50–100/m², but a leak or a localised ridge repair isn’t priced by simple multiplication: mobilisation and access can weigh more than the area.

These are 2026 references for Spain, not an average specific to Mallorca or a Tramuntana rate. We don’t automatically apply them to a flat roof.

VAT, fees, permits, removals or scaffolding and equipment are not assumed to be included. The scope, the condition of the substrate and the materials can completely change the assessment.

The work is planned too

Coordinate every phase.

For an occupied home or the shared roof of a building, how the work is organised is part of the solution.

  1. 01

    Review the starting point

Municipality, building type, symptoms and available documentation. If needed, an inspection or preliminary checks establish the condition of the hidden layers.

  2. 02

    Define the work

Scope, measurements, materials and line items. The applicable procedures are reviewed and conditions agreed before starting.

  3. 03

    Carry out and check

Access, phases and temporary protection during the work. At the end, junctions are reviewed and maintenance guidance is handed over.

Is it the roof of a community of owners?

We prepare a proposal to refurbish the communal elements and coordinate the impact on residents. This is not a regular maintenance contract.

Questions about your roof.

How much might it cost to renew a 100 m² roof?

Applying the wide planning range of €70–300/m², that would be €7,000–30,000 for 100 m² of roof, and it may be higher. It is not a quote: the reference doesn’t confirm that structure, removals, access, taxes or fees are included. The 100 m² must be the actual roof area; the home’s interior floor area is not enough.

Does a leak mean the whole roof needs replacing?

Not necessarily. It may come from a single tile, a junction or a drainage element, but it can also coexist with wider deterioration. The source must be identified before deciding. A stain inside can’t, on its own, locate where the water gets in or determine the repair.

Can you keep the tiles of an old house?

Salvaging them can be studied if their condition and compatibility with the solution allow it. Not all tiles can be reused. The proposal should distinguish sorting, cleaning or relaying tiles, new additions and work on the layers underneath. Restoring the traditional look doesn’t mean keeping deteriorated elements.

Is waterproofing the same as refurbishing the roof?

No. Waterproofing focuses on protection against water; refurbishment may also cover the substrate, insulation, covering and other elements. If the problem is limited to watertightness, that scope is studied without automatically turning it into a full renewal. Nor does a waterproof layer replace thermal insulation.

Can I keep living at home during the work?

It depends on what is opened up, the condition of the substrate, temporary protection and access. A localised repair and a renewal with structural work have different impacts. Before starting, we define which areas can stay in use, any restrictions and the weather-dependent schedule.

What do you need to prepare an assessment in Mallorca?

The municipality, the type of property, what you have noticed and photos taken from a safe spot. If you have plans, measurements or a report, you can provide them. Don’t climb onto the roof to measure or touch deteriorated or unknown materials. You can request a visit without knowing the area or the type of repair: we’ll review it with you.
