Waterproofing in Mallorca

Enjoy your terrace again without leaving its protection to chance. We study where water is getting in and define the waterproofing of terraces, roofs and external junctions, coordinating the system and its installation.

Architecture and construction

You can see the stain.
The source has to be checked.

Repainting the ceiling or sealing a joint can hide the symptom without solving the water ingress. Before proposing a system, we review the substrate, drainage and the points where the surface changes.

We carry out waterproofing in Palma and across Mallorca for homes, buildings and business premises. The work can be localised or cover the whole surface: the decision depends on the actual condition, not just the square metres.

Details matter

A well-kept exterior.
Including its junctions.

Paving, access and drainage are studied together. This concept lets you visualise one of those junctions without confusing the finish with the layers that protect the building.

Terrace, threshold and drainage

A conceptual reference, not a completed project. On its page we explain what would need checking to bring this idea to a real property.

Where we work

Every surface,
a defined solution.

Continuous protection depends as much on joints, drains, edges and service penetrations as on the central area.

01 / Spaces you use

Accessible terraces and balconies

Terrace waterproofing in Palma and Mallorca, taking into account foot traffic, the finish and the height available at doors. We study whether the paving can be kept or should be lifted.

Trafficable doesn’t just mean you can walk on a membrane: the intended regular use and its protection matter.
02 / Protection from above

Roofs and roof terraces

Review of watertightness, parapets and drainage. The system is defined according to the substrate and exposure, with the necessary reinforcements and trims.

If the substrate, insulation or covering also needs renewing, it’s coordinated with the roof refurbishment.
03 / Edges and walls

Façades and external junctions

Work against rainwater leaks in walls and special points. Cracks, joints and the compatibility of the treatment with existing materials need reviewing.

Damp from condensation or rising damp isn’t automatically solved by waterproofing the outside.
Prepare your project

Your terrace,
with clear questions.

Tell us how you use the space and what you want to keep. You’ll get a tailored list for requesting a proposal and sharing it with us. You don’t need to know the material or locate the leak.

01 / What you need

Optional. Use a decimal point or comma, without thousands separators. Don’t go into unsafe areas to measure.
02 / What concerns you?

Only tick what you have noticed. The numbers locate elements on a diagram, not the source of the water.

The most common question

Waterproofing
without lifting the floor?

It can be studied, but shouldn’t be promised before reviewing the paving and what’s beneath it. The least invasive option is only worthwhile if the whole build-up is compatible.

Keep, where feasible

Work over what exists

This requires checking the condition and adhesion of the finish, substrate moisture, falls, junctions and system compatibility. How the look and use of the surface change also matters.

A cracked finish, loose tiles or deteriorated layers may require repairs or a different approach. A surface application doesn’t on its own fix all those problems.

Renew, when needed

Open up to solve the whole

This lets you review and prepare the layers being removed, redesign junctions and coordinate the waterproofing with a new finish. Exactly what is lifted and what stays must be defined.

The quote should separate demolition, waste, preparation, waterproofing system and reinstatement of the paving. It isn’t comparable with the price of just applying a membrane.

Which material is best?

Liquid membranes, bituminous sheets, EPDM, PVC and other systems have different applications. The choice is checked against the system documentation, substrate, exposure, junction details and intended finish. There is no universal product for every terrace.

First define what you need ↓
A figure with a scope

How much does
waterproofing cost?

As a first reference, Spanish 2026 guides usually put waterproofing at €20–60/m². For terraces, guide figures of €20–40/m² appear, and for roofs €20–50/m².

These are not Tramuntana rates or an average specific to Mallorca. A terrace that needs the floor lifted, junctions redone or the paving renewed may fall outside those figures.

The price per m² doesn’t on its own show what is included. Taxes, preparation, trims, access, removals, finish and conditions of the work must be defined. A small repair isn’t priced by simple multiplication either.

From problem to proposal

Plan the work.
Check the result.

In occupied homes or shared terraces, we agree access and restrictions on use. Weather and the system’s curing times shape the schedule.

  1. 01

    Review the property

What has been noticed, when it appears and what work has been done before. If needed, additional checks are proposed before closing the scope.

  2. 02

    Define and quote

Areas, system, special points and finish. Preparation, phases, conditions of use and applicable paperwork are defined without assuming they are automatically included.

  3. 03

    Install and hand over

Preparation and application according to the defined system. Appropriate checks are agreed and use and care instructions are handed over.

Before deciding

Questions about waterproofing.

Can a terrace be waterproofed without removing the tiles?

It can be feasible if the substrate and the existing finish are compatible with the system, but it has to be checked. Adhesion, moisture, falls, joints and junctions with doors and drains need reviewing. If there are deteriorated layers or loose tiles, part of the surface may need repairing or lifting. We don’t consider it solved with a coat of paint.

How much does it cost to waterproof a 100 m² terrace?

A Spanish reference of €20–40/m² arithmetically works out at €2,000–4,000 for 100 m², but it isn’t a quote and doesn’t automatically include lifting and relaying the floor. Preparation, junctions, access, taxes and other items must be defined. Refurbishing the whole terrace may cost more.

What does trafficable waterproofing mean?

Regular foot traffic needs distinguishing from occasional maintenance access. The solution must specify what use it allows and what protection or paving it needs. A membrane being waterproof doesn’t confirm it can be left exposed to daily use. The complete system is reviewed, not just the product name.

Does a damp stain mean I need waterproofing?

Not necessarily. It could be an external leak, a leaking service pipe, condensation or another cause. The position of the stain doesn’t on its own identify where the water gets in. The right approach is to review the source of the damp and propose the appropriate work, not waterproof by default.

When can I use the terrace again?

It depends on the system, its curing or drying, ambient conditions and the finish. The work may need temporary restrictions and protection while it’s carried out. The timeframe and conditions for resuming use are set out in the proposal; we don’t promise a number of hours that applies to every material.

Do you work in Palma and on communal terraces?

Yes, we cover Palma and the rest of Mallorca, both homes and communal elements of buildings. On a shared terrace, access, use and scope need coordinating with the owners’ representatives. This is construction work, not a regular maintenance service for communities.
