Breakdown

Where the budget goes

Indicative weight of each line item in a mid-range full renovation.

Line item % of total Note

Masonry and demolition 15 – 20% Rises with layout changes or complicated waste management.
Flooring and wall finishes 12 – 18% A huge range depending on material: from €25 to €200/m².

Common questions

Frequently asked questions about prices

How much does a full renovation cost in Mallorca?

Between €550 and €2,000/m² in 2026, with the most common range between €800 and €1,200/m².

Why does renovating in Mallorca cost more than on the mainland?

Between 15% and 25% more. Materials arrive by ship, which increases transport costs and lengthens supply lead times.

Which line items take up most of the budget?

Services —plumbing, electrics and air conditioning— account for 25–30%. They are followed by bathrooms and kitchen, at 20–25%.

What does a renovation quote NOT include?

Usually: professional fees, permit and fees, design and project supervision, furniture and appliances.

How do I spot a quote that is going to go up?

Four warning signs: lump-sum items with no breakdown, no measurements, below-market prices and timescales with no dates.

Does the price include VAT?

The published ranges are construction costs, excluding VAT. For new builds, VAT is 10%.

Where do we work?

We work across the whole island of Mallorca, from Palma and Marratxí to Sóller and Valldemossa. Wherever you are, we come to see the property and prepare your quote.
